The current market is leaning in favor of buyers, especially in higher-value segments. Inventory is up, sales are slower, and properties are spending more time on the market. Yet prices remain steady—particularly in the luxury and rental sectors.

Sales Activity: • Q2 saw 111 sales — down slightly from Q1 and ~20% lower than mid-2024 • H1 total sales: 216 (-20% year-over-year)

Inventory Levels: • Q2 average: 337 active listings • H1 average: 317 listings (-5% vs H1 2024)

Time on Market: • Detached homes: 87 days (+60%) • Condos: 49 days • Townhomes: 59 days

Buyer Demographics: • 67% from Whistler, Vancouver, or North Shore • 18% from other parts of BC • 12% international (primarily U.S.)

Average Sale Price: • $1,733,857 — holding steady compared to last year

Through July 2025

WHISTLER’s real estate market had a total dollar volume of sales of approximately $56 Million in July. There were a total of 32 property transactions. Of those sales, 5 were chalets, 12 were townhouses and 4 were condominiums sales.

The SQUAMISH real estate market had a total of approximately $55 Million in sales in July. There were a total of 45 property transactions. Of those sales, 19 were single family homes, 10 were townhomes and 10 were condominiums.

Here’s an estimated breakdown.

Should You Stage a Home for Sale?

Studies show that staged homes typically sell faster and for higher prices than unstaged properties. According to the National Association of Realtors’ 2025 Profile of Home Staging, nearly 29 percent of real estate agents reported that staging homes led to a 1 to 10 percent increase in the dollar value offered. Additionally, almost half (49 percent) of home sellers’ agents observed that home staging reduced the time homes spent on the market.

For vacant properties, staging becomes almost a necessity. Empty rooms make it difficult for buyers to visualize living in the space. Even basic home staging that defines the purpose of each room can dramatically impact a buyer’s perception. However, staging homes might be less necessary in extremely hot markets where homes sell quickly with multiple offers regardless of presentation.
