Whistler Real Estate Market Update – October 2025 | Market Overview

The Whistler market continues to balance out after the intense activity of 2021-22. Buyers have more negotiating room, and sellers are increasingly flexible with terms.

Key Numbers at a Glance:

  • Median List Price: ~$1.6M
  • Active Listings: 300 (down 8% year-over-year)
  • Total Sales: 36 (+16% month-over-month)
  • MLS HPI Benchmark: $1.34M
  • Total Transactions: 57 in October
  • Average Days on Market: 31 days

Market Highlights:

Detached Homes

  • 4 sales in October (down 33% MoM)
  • Average price: $2.62M (down ~33% YoY)

Condo & Townhome Trends

  • Townhome inventory: down 22% YoY
  • Condo inventory: up 32% YoY
  • Phase 2 inventory (hotel-style): nearly doubled
  • Phase 1 (nightly rental) inventory: up ~20%

Nightly-Rental Properties

  • Average Phase 1 sale price: $1.62M (down 23% MoM)

Buyer & Policy Insights:

  • 86% of buyers continue to come from BC
  • Luxury segment remains strong with several $4M-$5M+ sales
  • Removal of the Underused Housing Tax (UHT) is boosting interest in resort-zoned properties
  • Lower borrowing costs are improving buyer confidence

What This Means

Overall, Whistler is moving through a healthy, balanced phase. Luxury demand remains solid, condo supply is rising, and Phase 1 & 2 properties are attracting renewed attention. With interest rates easing, the winter market may see increased momentum.

Sea to Sky Real Estate Market Update:

Through October 2025

WHISTLER’s real estate market had a total dollar volume of sales of approximately $89 Million in October. There were a total of 46 property transactions. Of those sales, 9 were chalets, 10 were townhouses and 10 were condominiums sales.

The SQUAMISH real estate market had a total of approximately $47 Million in sales in October. There were a total of 44 property transactions. Of those sales, 12 were single family homes, 17 were townhomes and 9 were condominiums.

The PEMBERTON market had approximately $19 Million in total dollar volume of sales in October. There were a total of 6 transactions. Of those sales 3 were chalets and 2 were vacant land.
