Whistler Real Estate Outlook – Fall 2025

As we move into the fall season, here’s a snapshot of Whistler’s current real estate landscape:

  • Buyer Leverage Growing
Particularly in the high-end detached and luxury segments, buyers are gaining negotiating power as sellers become more price-conscious.
  • Prices Holding (with Variability)
While some segments are showing year-over-year declines, many well-located or turn-key properties are maintaining their value.
  • Extended Time on Market
Expect longer selling times, especially for luxury homes, as buyers take a more measured approach.
  • Segment-Specific Activity
Condos and townhomes continue to see faster turnover, while nightly rental and investment properties remain more volatile.
  • External Market Pressures
Rising costs (construction, maintenance, labour) and ongoing economic uncertainty (interest rates, inflation) could continue to apply downward pressure.
  • Potential for Rebound
Renewed activity could emerge from improved financing conditions, resilient tourism, and pent-up buyer demand.
