2023 Year End Snapshot

WHISTLER, BC

The impact of higher interest rates last year was pretty clear. Property sales that were at a high point in 2021 (953 transactions) dropped a lot in 2022 to 556 (a 42% decrease), and in 2023, they dropped even more to 472 (a 15% decrease). Basically, the number of properties being sold in Whistler in 2023 is only about half of what it was in 2021. Residential and Phase 1 (nightly rentals permitted) Condos, saw a decrease in 13.2% from 2022, as well.

In 2023, the prices for detached homes went down a lot compared to 2022, while Shared Ownership properties, and Townhouses went down a little. The median prices for Duplexes actually went up 7%.

This morning the Bank of Canada, for the 4th time in a row, held the overnight rate. If we start to see decreases in interest rates we expect to see more buyer confidence and activity in Whistler’s real estate market.

PEMBERTON, BC

In 2023, property sales in Pemberton showed a slight increase compared to the previous year, with 97 properties sold, compared to 90 in 2022. Median chalet prices saw a modest 4.6% rise, maintaining a similar sales volume as in 2022.

Chalets with acreage experienced a significant decrease of over 65.5% in prices, accompanied by a 14-month inventory. However, condominium prices witnessed a decline of approximately 5%, and townhouse prices were down by about 1%.

Duplex prices saw a moderate increase of around 5% and Vacant land prices rose by approximately 21.2%.

Looking ahead, the Pemberton market is anticipated to gain momentum if/when interest rates begin to decrease.
