Real Estate has been a focus for Buyers throughout the pandemic. With low interest rates, increased household savings, more flexible work arrangements, and higher property prices than ever before, buyers , in record numbers, are assessing their property needs and options.

Stats showed that 2021 was a very robust market and a year of great demand in the Sea to Sky Corridor. Bidding wars were at an all time high and prices increased as a result of the low inventory levels. As we look forward to 2022, we will likely continue to see a competitive market continue in these sought after areas to live.

The asking price of homes for sale in Whistler has increased 45.5% since January last year, while the number of homes for sale has decreased -41.78%.

Current Whistler MLS® stats indicate an average house price of $1,983,769 and 54 new listings in the last 28 days. As of today, Whistler housing data shows median days on market for a home is 7 days.

Sea to Sky Real Estate Market Update:

Through December 2021

WHISTLER’s real estate market had a total dollar volume of approximately $66 Million in December. There were a total of 41 transactions. Of those sales, 5 were chalets, 5 were vacant land and 8 were condominiums sales.

The SQUAMISH real estate market had a total of $40 Million in sales in December. There were a total of 35 property transactions. Of those sales, 14 were single family homes,7 were townhomes and 10 were condominiums.

The PEMBERTON market had approximately $5 Million in total dollar volume in December. There were a total of 5 transactions. Of those sales, 1 was a chalet and 2 were townhouses and 1 was vacant land.

Whistler Property Assessment Values Spiked Last Year

Whistler and Pemberton’s assessed property values jumped significantly this year, following two years of slowed growth.

Whistler saw a 29-per-cent increase in the median assessed value of single-family homes, from $2.033 million in 2021 to $2.629 million in 2022, according to BC Assessment. Assessments of the resort’s residential strata properties—meaning condos and townhouses—rose in value by an average of 24 per cent this year, from $931,000 a year ago to $1.154 million in 2022.
