Sea to Sky Real Estate Market Update:
Through May 2021
WHISTLER’s real estate market had a total dollar volume of approximately $117 Million in May. There were a total of 73 transactions, up from 15 in May of 2020. Of those sales, 15 were chalets, 21 were townhomes and 21 were condominiums sales.

The SQUAMISH real estate market had a total of $94 Million in sales in May. There were a total of 92 property transactions, up from 32 in May 2020. Of those sales, 26 were single family homes, 30 were townhomes and 25 were condominiums.

The PEMBERTON market had approximately $16 Million in total dollar volume in May. There were a total of 18 transactions. Of those sales, 4 were chalets, 5 were townhomes and 4 were vacant land.

Canadian Real Estate and the New Mortgage Stress Test
Homebuyers entering in the Canadian real estate market are facing a slightly bigger obstacle starting today, with the Office of the Superintendent of Financial Institutions (OSFI) implementing a higher threshold for the mortgage stress test. Under the new rules, the minimum qualifying rate for uninsured mortgages – those where buyers have a down payment of 20 per cent or more – is either the mortgage rate offered by the lender plus two per cent, or 5.25 per cent, whichever is greater.
The change was prompted by a number of challenges within the Canadian real estate market, such as high debt levels, rising prices, low supply and bidding wars.

Canadian Real Estate Industry: Consumer Sentiment Survey
New consumer survey by RE/MAX reveals that buying and selling in the Canadian housing market is not a simple “transaction,” but a complex negotiation
- Almost half (41 per cent) of Canadians claim they aren’t knowledgeable when it comes to buying or selling real estate
- 91 per cent of Canadians say that when looking for a REALTOR® for outside support, the top must-haves are ethics in business, patience, active listening and empathy
- Eight in 10 Canadians (81 per cent) say that they would be more likely to work with a REALTOR® if they had a certification in professionalism
